The street side of the unique lake house design provides privacy; the lake side of the house is a wall of glass for maximum lake view. The plans call for an open-concept 2-story with 12' high-ceilings, two-large bedrooms, and two full baths. Since this is a "post and beam" design, the 2nd story could easily be expanded to include 3 bedrooms and an additional bath (for a total of 3 bedrooms and 3 baths) by using 12' (rather than 24') ceiling in the 1st floor living area. If you want an even larger home, re-configure the design for 3 standard (8') ceiling height floors and up to 2700 square feet of living area.

The engineer designed plans call for a pole foundation and exterior walls and sub-floor of Structurally Insulated Panels (SIPs) for energy efficiency. The bid received in 2005 for the construction of a two story SIPs home according to these plans was under $24,000 for all framing of exterior walls, floors, and roof.

Utilities are to the property -- water, electricity, and a "green" environmentally friendly aerobic septic system (end product potable water that feeds a "pop-up" lawn watering system). A small parking pad suitable for an RV is also in place next to the building site.
